Having kids when you are not ready (if you are unemployed or dealing with addiction, etc.) can have severe consequences for you and your offspring. It is much better to hold off on having children until you are prepared to support them, rather than bring them into a lifestyle that will negatively impact them.

Children need parents who are both financially and emotionally prepared to handle them. If you have never had someone dependent on you before in your life, you need to ask yourself if you are ready for an incredibly needy child to cling to your for support for the better part of 20 or so years.

If you are training for a distance run, you are likely to experience a plateau sometime during your training. You will be running longer distances and faster paces, and then suddenly it feels like you’ve hit a wall, and you just cannot run any farther or faster.

These plateaus affect runners of all experience levels, and there are a few training techniques you can try to get out of your plateau and back to meeting your goals. In this article, Walter Keating Jr., marathon and triathlon trainer from Toronto, explains how to overcome plateaus in your training.

Tip #1. Try interval training

Interval training can be done in a variety of ways. One way to interval train is to run at various speeds for set amounts of time. For example, you might jog for two minutes, run for two minutes, sprint for one minute and then repeat. This is a great way to make those boring sessions on a treadmill pass quickly. You can also incorporate high-intensity interval training (“HIIT”) into your training routine. High-intensity intervals include short bursts of dynamic exercises, such as squat jumps, pushups, or jumping jacks, with no rest between exercises. HIIT workouts are excellent for those days when you need a break from running but still want to challenge your cardiovascular system.

Tip #2. Try a pyramid-style running program

For example, you might start running at a speed of 6.0 miles per hour for two minutes, then increase to 6.1 miles per hour for two minutes, then increase to 6.2 miles per hour for two minutes, and so on until you reach your maximum speed. This type of training will help your body learn to continue to push and find energy reserves as you continually increase the intensity of your workout without stopping to take a break.

Tip #3. Run uphill

Try running hills or stairs because when it comes to aiming for a particular goal time during your distance race, you’ll need to be able to maintain your pace on an incline. Plus, running hills and stairs is a great way to burn fat and challenge your body.

Tip #4. Try lifting weights

Incorporate weight lifting and other types of strength training into your training regimen. While you may be tempted to focus solely on running, varying your workouts with strength training will keep you fitter and less injury-prone.

Tip #5. Go on a tempo run

A tempo run, or a lactate-threshold run, should be a pace that is hard but not your race speed. In order to find the right tempo for your fitness level, you should run at a pace that allows you to say one or two words, but not carry on a conversation. If you are familiar with running 10k races, your tempo run should be at a pace about 10 seconds slower than your 10k race pace. As your training advances, your tempo pace should get faster and faster. “Comfortably hard” is how many runners describe their tempo run pace.

Even a new running route may help you improve your performance. Finding ways to get over your running performance plateau is all about variety in your workouts and continually finding new ways to challenge yourself. So break out of your routine and try something new if you want to start setting new personal records.

“If there’s going to be a negative news story regarding your school district, that news will undoubtedly make its way to social media, along with all of the critical comments that anyone on the platform may want to share,” Dr. Gibbon explains. “If you’re not there to offer any insight, the narrative is then well beyond your control, regardless of how true or untrue it may be.”

Beat the Grapevine

Avoiding social media is allowing others to tell your story. And bear in mind that your silence on these platforms suggests a story of its own. Whether the news is good or bad, you want to be the first to release the info so that, at the very least, your school district has a say in how the public perceives the news.

“If you’re second or third to get the info out, you’re seen as reactionary, not proactive, and it’s hard to correct the record,” Dr. Lance Gibbon notes. “The goal is to get it out on multiple platforms to all of your audiences as quickly as possible. Don’t just limit yourself to social media, though. Use all your communication channels.”

Provide Context and Reassurance

You may not be able to prevent bad press, but through social media, you can quickly offer context that can reshape the narrative around that bad press and prevent misinformation and mischaracterization from taking hold.

From there you can begin reassuring the public by letting them know what you’ve done, who you’re working with, what policies or precedents you have in place, and what you’re planning to do to address the problem.

Dr. Gibbon adds that you should also update posts or follow up with additional posts as new information becomes available. “You don’t want updates from elsewhere to draw eyes away from your page and take control of the message,” he cautions.

Respond to Comments on Your Posts

Critical comments can sway public opinion, regardless of how fair the criticisms truly are, so it’s important that you address them graciously and offer your own perspective while also showing appreciation for commenters sharing theirs.

However, according to Dr. Gibbon, it is best to keep responses contained to your own page.

“Avoid replying to comments on other pages about your post,” he advises. “You don’t want to create an expectation that you’re monitoring pages outside your district. To build public trust, you want people to see your page as the place to go for accurate and timely info.”

If you’ve had your eye on the state of the real estate market, you’ve likely seen some significant highs in home prices as well as huge spikes in consumer demand during the pandemic. As pandemic shutdowns started to end and the effects of COVID-19 started to cool down, so did the real estate market. Housing supply has been steadily increasing, and buyers now have much more negotiating power than they did last year.

However, current numbers may suggest that as home sales are starting to rise again despite abnormally high mortgage rates, home prices themselves are also on an upward trend. So just what is going on here?

Here’s What the Census Is Saying

According to the U.S. Census Bureau and the Department of Housing and Urban Development, the sale of new single-family homes was at an annual seasonally adjusted rate of about 632,000 in October 2022 throughout the country.

This figure lies 7.5% higher than the rate in September of 2022, which was about 588,000, and it’s around 5.8% lower than October 2021’s estimate of around 671,000.

One detail that is unaccounted for in the U.S. Census Bureau’s count is the number of sales cancellations, which is also on the rise.

Here’s What It Means

So does this increase in new home sales during October foretell a coming trend, or is it simply a fluke? Since that census count in October, home sales have not continued to increase at such a significant rate.

However, only a few months have passed since this count, which means the exact future of the new home purchase market is difficult to see. It’s important to note that census counts like these can swing up or down pretty significantly from month to month, and a more accurate trend can be gleaned from looking at the entire year as a whole.

The most likely cause of this temporary uptick in home sales and prices is some post-pandemic real estate activity. Many people were waiting for the COVID-19 housing bubble to pop before making a move, especially if they were looking to buy.

Therefore, it only makes sense that new homeowners will be making a move now that home supply is higher than last year and buyers have greater negotiation power.

How Mortgage Rates Will Affect New Home Purchases

As you’re likely well aware, mortgage rates are at a significantly high rate at the moment, thanks to inflation and other post-pandemic factors. High mortgage rates always deflate home purchase rates, but homebuyers are unlikely to wait forever.

Especially now that inflation seems to be faltering, new home purchases are likely to continue rising, even if not at a particularly high rate.
